13. Past two (2) years signed personal and business tax returns - including all 1099's, K-1's and all other schedules
14. If self-employed through a corporation, last two years corporate returns as well as a year-to-date profit and loss statement and balance sheet.
Mortgage loan programs differ in regards to the terms, conditions and lender/agency guidelines for each loan type selected. Further, considering the uniqueness of a client's situation, then more documents maybe required in addition to the above checklist. Upon completing a mortgage loan application, our clients are also given a loan estimate form that summarizes their estimated closing cost, a home loan toolkit booklet that goes over the home buying process, and an "intent to proceed" disclosure form before a loan file is submitted for underwriting.
